Tower Defense Tutorial (E18 Selection) Need help with fading animation

I followed the video exactly but for some reason the animation for fading in the Upgrade and Sell UI only does the fade in once, the first time it is run in the game but after I select another turret then click a node for the UI to pop up, it doesn’t animate. I am using an animator and do the same set up has in the video but I am using Unity Version 5.6.0f3. I can get it to work if I use legacy mode, animation component, set the wrapmode to once, and manually play it all in the script. It should be playing with the animator automatically when I enable the object. If there are any other questions please let me know, thank you in advance

From what I understand it is a bug with Unity.

Someone already reported it, I am trying to follow it to see when/ if it gets resolved. :/
