how to create static terrain for single map open world?

Hi , I am always confused on small things. likewise I’m confused about how to make the terrain map for my game and it’s still unanswered. Unity has own terrain creation/manipulation tools, again I see people use static mesh as terrain made in blender or such app. I don’t understand that part. Should I make a terrain in blender (sculpting plane object) and import in unity or make a terrain object and use the in-built tools?

I have come here in desperation of transparent and guided answer. Please Gurus help me out. Tell me what  you do in your life and which is better when and why?

I am not that terrain expert, but I think if you create a terrain in Unity, then you can always change the terrain at runtime via script. Also you can easily paint textures, edit heights, place grass and speed trees on it and also apply wind effects to the flora.

If you would create a terrain in Blender, then you have a static terrain without all these features.

So I am also trying to use the Unity terrain instead of creating a static mesh. I think it will pay off in the end.
